Land Development Strategy
In some projects Keystone Group is able to secure buyer(s) for the lots before land acquisition. This strategy results in custom-tailored lots for the buyers, easier financing, and reduced risk to the project. Keystone Group adds value by finding the right land, developing it efficiently, and maximizing its usage.

Planned Development
A Planned Development (‘PD’) is a zoning district which provides flexibility in the planning and construction of development projects. Each PD is custom made by developers, residents and/or the city. The PD allows a combination of land uses developed under a uniform plan.
PD Advantages to city
- More control than straight zoning
- A PD requires engineered plans for bringing infrastructure, all concrete streets, roads, drainage improvements, possible detention ponds, and other municipal services engineered to serve the development
PD Advantages to developer
- Zoning concessions
- Higher density
- Multiple units approved at once
Keystone Group leverages the characteristics of PD in order to create communities which are attractive to homeowners, include the infrastructure desired by the municipality, and increases the value of the land.
